Maintaining good quality ventilation within a building is every bit as important as maintaining water quality yet perhaps because we cant see air/take it for granted, the focus on the air that we breathe isn’t the same as it is for water we digest. Landlords and employers are legally obliged to provide healthy working environments and the recent Covid pandemic has further emphasised the need for improvement in ventilation standards.
Air hygiene services keep the air circulating through your building clean and safe by cleaning, inspecting and verifying its ventilation systems. For a facilities manager or building owner, that covers everything from supply and extract ductwork to air handling units and commercial kitchen extract.
The work is anchored by two industry standards. TR19® Air sets the benchmark for general ventilation hygiene, while TR19® Grease governs kitchen extract systems, where flammable cooking residue collects inside ductwork and canopies.
Letting ductwork go uncleaned has real costs. Grease-laden extract is one of the most common causes of commercial kitchen fires, general ductwork accumulates dust, bacteria and mould that degrade air quality. Clogged systems also throttle airflow and make fans work harder, quietly inflating your energy bills.
If your building has mechanical ventilation, keeping it clean is a duty, not a discretionary task. The Workplace (Health, Safety and Welfare) Regulations 1992 (Regulation 6) require ventilation to be maintained, while COSHH and the Regulatory Reform (Fire Safety) Order 2005 add further obligations, especially where grease or airborne contaminants are present.
In London, we work with:
Air hygiene work follows a defined set of standards. BESA’s TR19® Air (2024) is the benchmark for general ventilation hygiene, and TR19® Grease covers kitchen extract. These sit alongside HTM 03-01 for healthcare, BS EN 15780 for ductwork cleanliness, DW/144 for ductwork specification, the Workplace Regulations 1992, the Fire Safety Order 2005, and COSHH where LEV is involved. Where new or upgraded systems are being handed over, our mechanical services commissioning team can confirm they perform to specification from day one.
TR19® Air grades systems by building use Low, Medium or High occupancy, which sets the cleanliness standard to be met. TR19® Grease sets cleaning frequencies by kitchen usage, from light to medium to heavy.
After every clean we carry out post-clean verification testing (PVT), confirming grease deposits fall below the 0.3 g/m² threshold, and issue a certificate for your records, auditors and insurer.
We keep the process structured, certified and easy to manage around a live operation.
We deliver the complete scope in-house, so there’s no need to appoint separate contractors for ductwork, AHUs, fire dampers or LEV testing. And because central London ventilation rarely comes offline in working hours, out-of-hours, night and weekend working is standard for us, keeping restaurants, offices and residential blocks running with minimal disruption.
Concept Environmental brings real technical depth to every London project. We hold more than 90 years of combined experience, with over 60 specialists across four UK offices.
We are a BESA member and NAAD-accredited, with UKAS, BSRIA, SafeContractor, CSCS and ARMA accreditations behind our work, so our certificates carry weight with auditors and insurers. As part of the Celnor Group, we can also handle related compliance in one place. Clients who book air hygiene with us often pair it with a legionella risk assessment for full water and air coverage.
Our London Regional Office in Holborn means local technicians who know the capital and can respond quickly across it. Not a crew dispatched from another region.

From our Holborn office, we deliver air hygiene services across the whole of Greater London. Our technicians work regularly across the City of London, Westminster, Canary Wharf and Camden, as well as Islington, Hackney, Shoreditch, Kensington, Hammersmith, Croydon, Wandsworth and Stratford. Our central Midtown base lets us reach most sites in the capital quickly, and our coverage extends comfortably into the Home Counties for clients with locations just beyond the M25. Wherever you operate, you’ll get the same accredited service and the same TR19-compliant certification. If your site sits outside the areas listed here, get in touch as we regularly travel beyond our London patch to address the needs you require support with.
TR19® is an industry standard rather than a statute, but it is the recognised way of meeting legal duties under the Workplace Regulations 1992 and the Fire Safety Order 2005. London insurers also routinely require TR19-compliant cleaning and certification, so for offices, hotels and restaurants it is effectively the benchmark you’ll be held to.
Under TR19® Grease, frequency depends on cooking volume. Heavy use every three months, medium use every six months, and light use annually. Busy central London kitchens often fall into the heavy-use category, so quarterly cleaning is common. We’ll confirm the right interval after surveying your extract system.
Yes. Out-of-hours work is standard for us in London. We routinely clean ductwork in the evenings, overnight and at weekends so restaurants, offices and residential blocks aren’t disrupted during trading or working hours. We plan everything in advance with full RAMS and agreed access, so the clean runs smoothly around your schedule.
We do. After every clean we carry out post-clean verification testing (PVT) and issue a certificate confirming the system meets TR19® standards, with grease deposits below the 0.3 g/m² threshold. It includes before-and-after photographs and is accepted by insurers, auditors and enforcement bodies as proof of compliant cleaning.
Yes. We cover the complete ventilation system in-house, from supply and extract ductwork, to kitchen canopies and extract, air handling units, fans and coils, fire damper testing and Local Exhaust Ventilation (LEV) testing. Keeping it all with one provider gives you consistent certification and removes the need to manage multiple contractors.
Cost depends on the size and complexity of your system, such as the length and layout of ductwork, the number of AHUs and kitchen extract runs, and access. A small office costs considerably less than a hotel or high-volume kitchen. We provide a clear, fixed quote after a free site survey, so there are no surprises.
