Maintaining good quality ventilation within a building is every bit as important as maintaining water quality yet perhaps because we cant see air/take it for granted, the focus on the air that we breathe isn’t the same as it is for water we digest. Landlords and employers are legally obliged to provide healthy working environments and the recent Covid pandemic has further emphasised the need for improvement in ventilation standards.
What are air hygiene services?
Air hygiene services keep the air circulating through your building clean and safe by cleaning, inspecting and verifying its ventilation systems. For a facilities manager or building owner, that covers everything from supply and extract ductwork to air handling units and commercial kitchen extract.
The work is anchored by two industry standards. TR19® Air sets the benchmark for general ventilation hygiene, while TR19® Grease governs kitchen extract systems, where flammable cooking residue collects inside ductwork and canopies.
Letting ductwork go uncleaned has real costs. Grease-laden extract is one of the most common causes of commercial kitchen fires, general ductwork accumulates dust, bacteria and mould that degrade air quality. Clogged systems also throttle airflow and make fans work harder, quietly inflating your energy bills.
Who needs air hygiene services in London?
If your building has mechanical ventilation, keeping it clean is a duty, not a discretionary task. The Workplace (Health, Safety and Welfare) Regulations 1992 (Regulation 6) require ventilation to be maintained, while COSHH and the Regulatory Reform (Fire Safety) Order 2005 add further obligations, especially where grease or airborne contaminants are present.

Standards and compliance
Air hygiene work follows a defined set of standards. BESA’s TR19® Air (2024) is the benchmark for general ventilation hygiene, and TR19® Grease covers kitchen extract. These sit alongside HTM 03-01 for healthcare, BS EN 15780 for ductwork cleanliness, DW/144 for ductwork specification, the Workplace Regulations 1992, the Fire Safety Order 2005, and COSHH where LEV is involved. Where new or upgraded systems are being handed over, our mechanical services commissioning team can confirm they perform to specification from day one.
TR19® Air grades systems by building use Low, Medium or High occupancy, which sets the cleanliness standard to be met. TR19® Grease sets cleaning frequencies by kitchen usage, from light to medium to heavy.
After every clean we carry out post-clean verification testing (PVT), confirming grease deposits fall below the 0.3 g/m² threshold, and issue a certificate for your records, auditors and insurer.
Our air hygiene process in London

- Post-clean verification and certificate: We carry out PVT, photograph the cleaned system and issue your compliance certificate.

TR19® is an industry standard rather than a statute, but it is the recognised way of meeting legal duties under the Workplace Regulations 1992 and the Fire Safety Order 2005. London insurers also routinely require TR19-compliant cleaning and certification, so for offices, hotels and restaurants it is effectively the benchmark you’ll be held to.
Under TR19® Grease, frequency depends on cooking volume. Heavy use every three months, medium use every six months, and light use annually. Busy central London kitchens often fall into the heavy-use category, so quarterly cleaning is common. We’ll confirm the right interval after surveying your extract system.
