Because water is visible we tend to pay more attention to its quality than we do with air. A good example of this is If we go abroad, we will likely consider whether the water is safe to drink but unlikely consider whether the air is safe to breath. Maintaining good quality ventilation within a building is just as important as maintaining the Water services yet this basic requirement is often overlooked by those responsible for providing these ‘services’. Landlords are expected by law to provide a comfortable and safe indoor environment for occupants and if they don’t may be liable to prosecution for breaching the following regulations:-
- The Health and Safety at Work Act 1974
- The Management of Health and Safety at Work Regulations 1999
- The Workplace Regulations 1992
- The Control of Substances Hazardous to Health Regulations 2002
In order to provide good quality ventilation it is important that the ductwork is cleaned and maintained in accordance with HVCA TR19 and CIBSE TM26. Concept have significantly invested in this area of our business and have the latest cleaning equipment that allows us to clean your systems to a high standard in a cost effective time and manner. Should it be required we can also disinfect the system using ‘fogging’ techniques.
Poorly maintained kitchen extract systems often create a significant fire risk (think of a chimney with a combustible coating of grease on it) and must therefore be cleaned at regular intervals as specified by HVCA TR19. Failure to clean these systems may also invalidate your buildings insurance. Hotels and restaurants in particular require this service and invariably it involves working at night for which we are happy to provide the relevant engineers.
HVCA TR19 and DW144 specify that access hatches have to be installed at strategic points on systems to allow access for maintenance and for periodic cleaning. Should sufficient access not have been fitted at installation stage we will be happy to advise on where they should be fitted and to carry out the fitting itself.
Should you wish to know whether your ventilation systems comply with cleanliness levels as laid out in HVCA TR19 and CIBSE TM26 then we will be pleased to provide a condition report. Detail within the report will cover aspects such as deposit thickness levels, fungal/bacterial counts, visual condition backed up with photographic evidence, access provision and current flow rates in comparison with design flow rates. From this report it can be determined whether cleaning or cleaning and disinfection of ductwork is required
As well as assessing the condition of ductwork we are also able to offer air monitoring services. For the office environment this might involve sampling for Inhalable dust, carbon monoxide, bacterial counts, relative humidity and temperature. Not only have landlords a legal requirement to provide ventilation of a suitable quality but poor quality ventilation is a significant cause of illness(including Sick Building Syndrome) and poor productivity within the workplace.
